Contractor checks before you commit

What it is
We check the contractor before you commit. Before you sign, we look into who you are about to hand your money to: what their recent work looks like, who has used them, how long they have been trading, and whether the business details they gave you stand up.
What you get
A short written summary of what we found, what we could not find, and the questions we would want answered before you commit.
When it’s useful
You have one or two names in front of you and no way of judging either from four thousand miles away.

Quotation review

What it is
We read the quotation with you, item by item, the way this work is priced from the inside. What's missing is what costs you — provisional sums, excluded finishes, vague allowances, and the work that quietly reappears later as a variation.
What you get
A plain-English note on what is included, what is not, what looks light, and what to ask before you agree the figure.
When it’s useful
You have a quotation, or several, and they don't cover the same work.

Progress visits and photo reports

What it is
We visit while it is being built and send you dated photographs. We go to your site and look at specific work, then write a plain-English report of what was seen. On a schedule that suits the build — single visits or monthly.
What you get
Dated photographs tied to specific work, plus a short written report of what was seen, on what date, in what condition.
When it’s useful
The build is running and everything you know about it comes second-hand.

Snagging at handover

What it is
We walk the property room by room before you release the final payment, listing defects and unfinished items, written so you can hand it straight to the contractor.
What you get
A numbered list with photographs, organised room by room, ready to send on.
When it’s useful
The contractor says it's finished and the final payment is due.

Property watch

What it is
Once the build is done and you have gone home, regular visits so the house isn't empty and unwatched. We look at the condition of the place and tell you what we see.
What you get
Dated photographs and a short note after each visit.
When it’s useful
You own it, you're overseas, and nobody is looking at it between your trips.

What we don’t do

We report what we see. We don’t build, we don’t project-manage, and we don’t sign anything on your behalf. Our reports are factual, visual and non-invasive — what was seen, on what date, in what condition. Anything structural, electrical, mechanical or otherwise specialist gets referred to a suitably qualified professional. We are not chartered surveyors and nothing we provide is a certificate, an approval or a guarantee.
